1. Family-only gatherings are absolutely fine! Otherwise, no parties including those involving alcohol are permitted. The guest responsible for the reservation must not reside within a 1.5 hr driving distance from Kissimmee, FL. Please contact me for possible exceptions. A $1,000 penalty fee will be charged for any parties (outside of family-only gatherings) reported.

2. No smokers (i.e. strictly no smoking/vaping inside or outside of this home is permitted). We live in the house during parts of the year and are very sensitive to the smell of smoke. There will be a $1,000 penalty fee if there is any sign of smoking/vaping.

3. No pets (including emotional support animals) are allowed in this home. There will be a $1,000 penalty charge for deep cleaning if there is any sign of a pet.

4. If you find that the cleaning needs to be improved upon your arrival, please let me know within 24 hours of check-in. My cleaner guarantees a re-cleaning, but this is only possible if you notify me within the 24-hour window. Additionally, I would appreciate any private feedback you can provide about the cleanliness of the space so that I can continue to find the best cleaner possible.

5. Please send me a copy of a government-issued ID (e.g. driver's licenses/passports) of all adults staying at our home prior to check-in for community security requirements. Adults without this ID verification will not be permitted to enter the premise. Only the specified number of individuals in the reservation may enter the house.

6. You will be asked to sign a rental agreement after booking. The agreement will reflect and expand on the rules listed here. Failure to comply with this will result in the forfeiting of the reservation without a refund.

7. Pool Heating may be requested for an extra $40 per day to cover energy and setup costs. You will only be charged for the days that you choose to use it. ***Please note that the time it takes to heat and the temperature it reaches is subject to the weather conditions, and we cannot guarantee that it will reach the ideal temperature for everyone. Please also note that pool heat will only run from approximately 9 am to 9 pm for safety reasons.

8. The AC unit is functional. Note that in the Summer, the thermostat has a minimum set range because colder temperature runs the risk of freezing the condensers. The house is comfortable and cool and there are ceiling fans in the bedrooms.

9. There are security cameras that are actively recording in the front & back outdoor areas of the house. The one in the pool area may be turned off during your stay (just let me know).

10. Door locks to the pool are located high and difficult to open as features to prevent young children from accessing it without supervision. There are no child safety fences around the pool. Adult supervision of children in the pool area is necessary at all times.

11. There is a dart board for entertainment in the garage. Please do not allow children to use it without adult supervision.

12. Please plug in toasters and coffee machines prior to use and unplug them at checkout to prevent fire.

13. Travel insurance is highly recommended to cover non-refundable costs in case of unforeseen events such as inclement weather impacting travel plans.

14. The use of any grills is not allowed. The old charcoal grill is locked and cannot be used for safety reasons. There will be a $500 penalty charge for cleaning and procedure fees if there is any sign of grill use including your own.

15. WiFi may not be disconnected for any reason.

16. Please be advised that if the condition in which you leave the premises requires cleaning beyond what is considered normal use (e.g, leaving biological waste (such as feces or urine) on the premise), you may incur additional cleaning fees of up to $500.
